What is a flush sash window?
On a standard casement window, the opening part (the sash) sits proud of the frame and overlaps it when it’s closed. On a flush sash window, the sash sits inside the frame instead, so the opening and fixed parts line up level with each other.
That’s how traditional timber casement windows were made for generations, which is why flush sash windows look so at home on older properties. The result is a flatter, neater window with clean, simple lines.
Flush sash windows open in the same way as other casements. Side-hung sashes swing outwards like a door, and top-hung sashes open outwards from the top. You can mix opening and fixed panes in the same window to suit each room.
Who are they for?
- Period homes and cottages, where you want replacement windows that respect the original look.
- Homes in conservation areas, where the look of your windows can matter more.
- Modern homes, where a flat, slim window suits a clean, contemporary style.
There are plenty of older homes in Hastings, St Leonards and the villages of East Sussex. Flush sash windows are a good way to replace tired timber casements without losing the character of the house.
Choosing your windows
Every flush sash window we fit is made to measure for your home. A woodgrain finish or a traditional colour helps keep a period look, while white or a darker shade can suit a newer house.
We’ll talk you through the colours, finishes, glass and glazing bar options on a free home visit, or you can come and talk to us at our showroom in Hastings. There’s no pressure and no obligation.
Planning and conservation areas
If your home is listed or in a conservation area, check with your local council before you change your windows, as there may be rules about how replacements should look. We can help with planning and building work questions, and it’s worth sorting this out before you order.
Secure, warm and properly fitted
Like a well-fitted double glazed window of any style, a flush sash window helps keep the warmth in and the draughts out, so your rooms feel more comfortable.
Our windows come with Yale locks as standard, and as Yale approved installers we can offer a 10-year Yale guarantee.
We’re FENSA registered, so we register every replacement window and you get a certificate showing it meets Building Regulations. We’re also Certass registered, so your deposit is protected and your installation is covered by an insurance-backed guarantee.
Local and family-run
We’ve been fitting windows across Hastings and East Sussex since 1993, and much of our work comes from repeat customers and recommendations. If you’d rather keep your existing windows, ask us about secondary glazing instead.

What’s the difference between a flush sash and a standard casement window?
On a standard casement, the opening part of the window sits proud of the frame and overlaps it when closed. On a flush sash window, it sits inside the frame, level with it, which gives the flat look of a traditional timber casement.
Are flush sash windows suitable for a conservation area?
They’re often chosen for older homes because they look like traditional timber casements. Rules vary from place to place, so if your home is listed or in a conservation area, check with your local council before you order. We’re happy to help with any questions.
Will I get a FENSA certificate?
Yes. We’re FENSA registered, so your replacement windows are registered and you receive a certificate showing they meet Building Regulations.
